What farm land is like in this belt

The Rasipuram – Namakkal stretch of NH-44 sits on red loamy soil with rocky sub-soil. Most holdings are punjai (dry land) irrigated by borewells; nanjai (wet land) is limited to tank and channel-fed pockets. Typical crops are coconut, tapioca (for the local sago units), groundnut, maize, turmeric and vegetables; poultry sheds are common near Namakkal.

  • 30-year EC – no live mortgage, court attachment or pending partition
  • FMB sketch matches the ground boundary (we walk it with the surveyor)
  • Approach road – patta road, panchayat road or only a private pathway (vazhi)
  • Borewell depth, yield and age; EB connection (single / 3-phase) and its name
  • Standing trees / crops and who owns them at the time of sale
  • Encroachment on the land or by the land on poromboke / water course
  • Whether it falls in any highway widening, canal or industrial proposal
  • Family consent – all legal heirs sign, or a registered power of attorney exists

How land is priced here

Farm land is quoted per acre (1 acre = 100 cents = 43,560 sq.ft). Rates climb sharply with tar-road frontage, a working borewell and distance to NH-44 or to Rasipuram / Namakkal town; interior mud-road parcels without water cost a fraction of highway-side land. Because rates move village by village, we quote after seeing the survey number – ask us for the current range in any village below.

Can anyone buy agricultural land in Tamil Nadu? Yes – unlike some states, TN has no farmer-only rule for purchase (ceiling limits under the Land Reforms Act still apply to very large holdings). Converting it to a house site later needs DTCP / panchayat approval.

What is the minimum extent you handle?

From about half an acre upward. Smaller pieces are usually treated as house sites and priced per cent.

Is stamp duty different for agricultural land?

Stamp duty and registration fee are charged on the higher of the sale price and guideline value, at the same rates as other immovable property in Tamil Nadu. We calculate the exact amount before the agreement.

Can NRIs buy farm land through you?

Under FEMA, NRIs / OCIs are generally not permitted to purchase agricultural land or farm houses in India (they may inherit them). NRIs from this area do buy DTCP plots and houses through us.

Do you help with fencing and a caretaker after purchase?
