DTCP approved vs "panchayat approved" vs unapproved
DTCP approved means the Directorate of Town and Country Planning has sanctioned the layout – road widths, open-space reservation (OSR) and plot sizes meet the rules, and each plot gets its own patta. Banks lend on these plots and resale is easy. Panchayat-approved layouts were sanctioned only by the local body; since 2016 new layouts need DTCP / LPA approval, and older panchayat layouts may need regularisation before a bank will finance them. Unapproved plots are cheap for a reason: patta may be shared, registration can be refused, and building plan approval is not possible until the layout is regularised.
What we verify on every plot
- Layout approval number (DTCP / LPA) and the approved plan – the plot number must exist on it
- Individual patta for the plot, 13-year EC with no mortgage by the promoter
- Road width in front (minimum 20 – 30 ft), drainage and EB poles actually laid
- OSR land gifted to the local body – otherwise approval can lapse
- Plot dimensions on the ground match the plan (corner stones, tape measurement)
- No high-tension line, water body or highway setback cutting through the plot
Sizes and pricing
Plots are sold per sq.ft; common sizes are 1,200 sq.ft (30 × 40), 1,500, 1,800 and 2,400 sq.ft (40 × 60). Corner plots, east / north facing and plots on the wider main road carry a premium. Prices in Rasipuram town and on the Namakkal road are well above the village layouts a few kilometres out – tell us your budget and we will show both.

How do I verify a DTCP approval number myself?
Ask the promoter for the approval letter and the approved layout plan; the layout number and date can be checked at the DTCP / Local Planning Authority office. We do this for every plot we list and share the copy with you.
Can I buy a plot now and build after a few years?
Yes. Keep the patta transferred to your name, pay the local-body property tax yearly and fence the plot; that protects your possession until you build.
Is a DTCP plot loan easy to get?
For a salaried or business applicant with clear income proof, yes – most banks finance a large part of the value of an approved plot, with a condition to build within a few years for the best interest rate. See our loan page.
