Cent, acre, ground, hectare and sq.ft – Tamil Nadu land units explained

A seller says "3 cents", the patta says "0.01.21 hectares", the layout brochure says "1,320 sq.ft" and the bank wants square metres. They can all be the same plot. Here is the conversion table we use every day, and a calculator.

Reading extent on a patta

Patta and chitta print extent as Hectare.Are.Sq.m – for example 0.40.47 means 0 hectares, 40 ares, 47 sq.m = 4,047 sq.m ≈ 1 acre. Sale deeds usually repeat it in sq.ft or cents as well. If the deed says 5 cents but the patta reads 0.01.62 Ha (1,620 sq.m ≈ 4 cents), the difference must be resolved – by survey – before you agree the price.
