Cent, ground, sq.ft – how sites are measured here
Village sites are quoted per cent: 1 cent = 435.6 sq.ft, 100 cents = 1 acre. A typical 3-cent site is about 1,300 sq.ft – enough for a compact 2 BHK with parking; 5 cents (≈ 2,180 sq.ft) gives a comfortable individual house with garden. In town, some sellers still quote in grounds (1 ground = 2,400 sq.ft ≈ 5.5 cents). We always convert to sq.ft in the agreement so there is no confusion at registration.
Natham patta vs converted site
Natham is the traditional residential area of a village; sites there carry a natham patta and building is allowed without land conversion. A converted site is former punjai land re-classified for residential use – check that the conversion is actually recorded in the A-register / chitta and not just promised. Sites outside both, on plain agricultural land, may face problems with plan approval and EB connection; we tell you which type each site is.
Checklist before paying an advance
- Patta in the seller's name with the exact extent in cents / sq.m
- Four boundaries measured and stones fixed with the neighbours present
- Road: panchayat road on the map, not just a path used by habit
- EB pole and panchayat water line within reach; drainage outlet
- 13-year EC clear; no pending family partition

Will a bank give a loan on a natham site?
Plot loans are usually limited to approved layouts, but a home construction loan on a natham site with an approved building plan is possible with several banks. We check with the branch before you decide.
Can a 2-cent site be registered separately?
Yes, provided it has its own patta or a sub-division is done; very small pieces without road access can face registration objections, so we confirm before the agreement.
Which villages are cheapest for a house site?
As a rule, the further from NH-44 and from Rasipuram / Namakkal town, the lower the per-cent rate; villages 10 – 15 km out on panchayat roads offer the best value for a self-built house.
